All you are doing is giving us permission to go to the council on your behalf and try to get planning permission on it. That usually takes two or three years, and we pay for everything along the way. The planning application, the architects, the surveys, the solicitors. You never put your hand in your pocket.

And if the council says no? We walk away, and you have lost nothing.

If they say yes, we build the homes too. Then you tell us what you would like to get out of it, and we shape the deal around you and your family. No pressure, no hard sell, and no rush.

The Option Period
Usually two or three years. We go after planning permission and work out exactly what your land is capable of. You still own it, and day to day nothing changes for you at all.

Zero Cost to You
We pay for the lot. Architects, planning fees, surveys, solicitors. All you are giving is your agreement to work with us. Not a penny ever comes from you.

The Agreed Outcome
Instead of a fixed price agreed up front, you get a share of what the finished development is worth. Usually 25 to 30% of it. In almost every case that comes to far more than anyone would offer you today.

Total Flexibility
Cash, a finished home, a few finished homes, or part of the land while you stay put on the rest. Or a mix of those. You tell us what suits you and your family, and we build the deal around it.

Most people are surprised by how much choice they actually have. Here are a few of the ways it can work.

You Want to Leave Something Real
If your land has room for a few homes, you can take finished houses instead of cash. As many or as few as you like. We build them and hand you the keys. Your children then inherit somewhere they can actually live in, rent out or sell, rather than a field they have to work out what to do with.
Separate Your Home From Your Land
Plenty of people want to stay exactly where they are and only build on part of their land. That is no problem at all. We design the whole thing around your life rather than ours. You stay put, the land gets developed, and everyone comes out of it well.
You Want Maximum Cash
Because we build the homes rather than selling the site on once planning is through, the final figure is far bigger. So you get a bigger share of a much bigger number. Waiting a little longer really does pay.
