An option agreement is a legal contract that gives Option One the right to develop your land but it does not mean you are selling it. You remain the owner throughout the entire process. You do not sign your land away. You are simply giving us permission to pursue planning permission and develop the site on your behalf.

The agreement is typically 2 to 3 years long. During that time, we fund everything: planning applications, architect fees, surveys, legal costs. Every single penny. You do not pay a thing.

If planning is refused? We walk away. You have lost nothing. Zero risk to you ever.

The Four Key Components

The Option Period
Typically 2 to 3 years. We pursue planning permission and develop a full appraisal of what your land can achieve. You retain full ownership throughout. Nothing changes for you day to day.

Zero Cost to You
We fund the entire planning and development process: architect fees, planning costs, surveys, legal fees, all of it. Your only commitment is your agreement to work with us. Not a penny from you ever.

The Agreed Outcome
Rather than a fixed price agreed before planning, we work with you to agree a fair percentage of the final development value, typically 25 to 30% of the final GDV. Always significantly more than any upfront offer today.

Total Flexibility
Cash, a finished property, two properties, partial land while you stay on the rest. We design the outcome entirely around you, your family and your situation. No other developer offers this.
