Option One was not built in a boardroom. It was built on building sites, in planning offices, and around kitchen tables with people who deserved a better deal.
“We treat every site as if it were our own. That means thinking long term, doing the planning properly, and making sure the landowner comes out of it as well as they possibly can.”
Frazer begins property development with Bethany, a modest bungalow in Walderslade Woods transformed into a five bedroom dream home. The vision is set. The standard is established.
Blackthorn House, Sunnyside Farm, The Nursery. Each project bigger and more ambitious than the last. A track record built project by project, with every landowner better off for working with the team.
It became obvious that thousands of people across the South East were sitting on land worth far more than they had ever been told. Option One was set up to change that, so landowners get the real value of their land without carrying any of the risk.
Hereford Farm is under way, with more sites lined up across Kent, Essex and Surrey. The aim stays the same. No landowner in the South East should be leaving money behind that is rightfully theirs.
A time lapse of one of our sites, from bare ground to finished homes.
Option One was started by Frazer Rogers and Dylan Isaacs, two people who have spent their whole careers on building sites with their hands in the actual work, getting developments out of the ground. Frazer started out as a carpenter at 17. Dylan came up through bricklaying and into site management. Alongside their Chartered Quantity Surveyor Ben White, they bring more than 30 years of hands on experience to every single project. That real world know how means they understand what land is genuinely worth, what the planning process really involves, and exactly what it takes to unlock a site’s full potential. Most importantly, they know how to get you the best possible outcome.
Frazer trained as a carpenter and was on site at 17. He spent years working inside the supply chain of the big UK developers, including a timber frame factory, which is where he learned exactly how they operate and where landowners get undercut.
He started developing property with his parents and completed two houses before spotting something much bigger. Option One was built so landowners could finally get at the real value of their land.
Dylan came up through bricklaying and earned his black hat as a site supervisor, reading the drawings, running the trades and making sure everything gets built the way it should be. He has been on sites for over ten years.
He got into development through the auction market, buying, doing up and selling a property before teaming up with Frazer. Because he has done the work himself, he knows when a job is right and when it is not.
Ben is the numbers man. Thirteen years as a Chartered Quantity Surveyor, including time with some of the big housing associations, means the costings on every project are done to a standard most small developers simply cannot reach.
His job is to make sure the figures are right, the build costs stay where they should, and the landowner gets as much out of it as possible.
We will tell you what your land is worth, what we think we could do with it, and exactly how it would work. No obligation, no cost and no pressure.
